A Landlord's Lock Checklist for Tenant Turnover

October 4, 2026 · 5 min read · Locksmith Plus

Between tenants, the locks and building entry are easy to overlook. A simple routine protects your new tenant and protects you.

1. Rekey or replace the unit cylinder

The previous tenant may have handed back every key, or may not have. Rekeying or swapping the cylinder means the new tenant starts with keys only they have. NYC's Housing Maintenance Code includes requirements for locks on apartment doors, so check current HPD guidance for your obligations as an owner.

2. Update fobs and access cards

If your building uses fobs or cards, deactivate the old tenant's credentials and issue new ones. This is where access control pays off: no rekeying the front door every time someone moves out.

3. Test the intercom and door release

Make sure the unit's intercom station works and the entrance door releases when buzzed. It's one of the most common complaints in the first week of a new lease.

4. Check the door itself

  • Does the door close and latch on its own?
  • Does the deadbolt throw fully without forcing?
  • Is the peephole and any chain or guard in good shape?

5. Keep your key records current

Track which key opens which unit, especially if you use a master key system. A current key schedule makes the next turnover faster and keeps your master keys under control.
